Booking Gutter Cleaning for a Community
If you manage a townhome row, a condo building or a neighborhood association, the booking works a little differently from a single house.

Work out who decides
Start with the governing documents. In many communities the association handles the roofline and exterior, while owners handle anything inside their boundary. In others, each owner is on the hook. A call to the manager clears it up faster than guessing.
Whoever authorizes the job should be the one named in the request, because we will want to confirm the scope with that person directly.
What to include in the request
- Number of buildings and stories
- Approximate roof footage if you have plans
- Gate codes or access procedure
- Preferred days and any notice rules
- Whether tenants need advance warning
Seminole County alone has about 37 percent renter-occupied households per the 2020 census, so many buildings have occupants who are not the owner. A written notice period avoids awkward doorstep surprises.
Vendor rules and paperwork
Associations often keep a list of approved vendors. Florida's section 720.3075 says an HOA cannot demand proof of licensure from a worker hired to enter a parcel, but a board may still ask for other things, such as a certificate of insurance. Those are between the board and whichever company is hired.
Ask your board what it requires and mention it when you submit the form so we can go over it on the confirmation call. This is general information, not legal advice.
